We will always give you a candid description of all our properties and will negotiate on your behalf with the landlord whose main aim is to get the best possible tenant for their property.

The following is a brief guide to help you through the process when you wish to take a property with Burnel.

Once the rental negotiations have been agreed, you will be required to pay a Holding Deposit to secure the property and remove it from the market pending references.

You will be required to complete an application form and provide Employer Details and current/previous Landlord details.

The following will enable your application to be processed smoothly so please read on!

We will require original documents of the following:

  • Contract of Employment
  • Passport
  • Driving Licence
  • Bank Statements
  • Payslips

We recognise how difficult and demanding moving home can be and as such our aim is to provide you with a service that ensures the process is kept as simple and efficient as possible whilst offering flexibility to meet your needs. Fees:

In addition to the fixed tenancy agreement charge of £150 per tenancy shown on the property details, there will be variable charges payable when an offer is agreed in principle:

  • Referencing charge per applicant and / or guarantor:  

Individual tenant 

£100

Company tenant

£120

  • Inventory check in costs £90 per tenancy (where applicable)
  • A holding deposit of  £500, which will be offset against the initial rental payment should the tenancy proceed.

Before the start of the tenancy you will be required to pay:

  • One month’s rent in advance, and a security deposit usually equivalent to one months rent plus £200.

Please be aware the above may alter depending on individual circumstances
